Unlimited HWB in 4216 QLD

I'm very interested in subscribing to the current $90 unlimited data HWB plan however the Vivid web site states this service is not currently available in my area assuming because your database records indicate I do not live in a 2300mhz spectrum area. Is this correct given that my Optus sim on my smartphone achieves a super fast connection anywhere between 60 and 97 mbps when connecting through Optus 4g. I've checked the speed through 4 different speed check services. I appreciate the HWB services by Optus and Vivid has the speed throttled back (unfortunately) but can you explain why it is that the 12.1 max unlimited service is not available in my area?

The Vividwireless 2300MHz band spectrum is only available in the main cities Brisbane, Sydney, Melbourne etc. If connected on the 2300MHz the speed obtained will be up to the maximum download/upload speeds of 12/1. If on any other band spectrum, the maximum download/upload is 5/1.

A recent user posted a similar question about slower speeds who lives on the Gold Coast. The Gold Coast does not have 2300MHz, so the maximum speed is 5/1. The following FAQ relates to the Gold Coast topic and should answer your question on why 2300MHz is not in your area:

If you want further explanation, I would suggest contacting Vividwireless.

Cannot vouch for its accuracy, however it looks about right just at a glance. If you look at the 2300MHz entries, you will see which areas vividwireless (Optus) can operate in, as well as an indicator that the NBN has the rest of the spectrum. e.g. in TAS, the vividwireless modems won't work on 2300MHz.
